Smartworks Leases 1.66 Lakh Sq Ft to Wolters Kluwer at Pune’s Marisoft Campus
Mumbai: Smartworks Coworking Spaces Limited, India’s largest managed office platform by total area under management, has leased approximately 1.66 lakh sq. ft. to Wolters Kluwer (India) Pvt. Ltd. at its Marisoft campus in Kalyani Nagar, Pune. The global information and software solutions provider will occupy the space as part of its India expansion strategy.
Located in one of Pune’s prime commercial micro-markets, the Marisoft campus offers a tech-enabled, experience-led workspace with collaboration zones, meeting rooms, wellness facilities, and recreational areas. The centre is designed to support large enterprise teams and is part of Smartworks’ campus-led managed office model.
“Our large-format campuses are built for scale, speed, and consistency across cities,” said Neetish Sarda, Founder and Managing Director, Smartworks. “Three years ago, 1,000+ seat clients contributed 12% of our rental revenue. Today, that figure has nearly tripled to 35%, driven by enterprise demand for consolidated, tech-enabled work environments.”
Smartworks pioneered India’s managed campus model, offering enterprises the flexibility to expand across cities, scale within metros, or consolidate fragmented offices into unified hubs. Over 30% of its rental revenue now comes from clients operating across multiple locations.
The lease announcement follows Smartworks’ strong Q2 FY26 performance, with revenue rising 21% YoY to ₹4,248 million and normalised EBITDA up 46% YoY, delivering a 16.4% margin. The company also turned net-debt negative, reporting ₹614 million in operating cash flow.
With a portfolio of ~12.7 million sq. ft. across 14 cities, Smartworks serves a diverse client base including GCCs, Forbes 2000 companies, multinationals, and Indian enterprises.
